Interesting. Particularly the bit about letting the pitch out to other teams to use:
"The biggest project Sutton have had to undertake in the close season is removing and replacing the 3G artificial pitch that has been a key pillar of their business model since 2015. Having an all-weather surface allowed them to not only train at their stadium but also hire it out for community use, earning the club £200,000 annually."
Isn't that the sort of thing we should be considering in terms of income generation? Are we missing a trick here - or do AP & EMG have a say on this? Out of interest, other than wear and tear, is there a reason why our pitch isn't let out?

I think the Peppercorn rent being talked about is for use of the ground on match days and for training etc., but excludes hire out charges. Bar takings etc. to club.

Sorry Shandy don't fully understand the lease fully.
Are you saying the club will get bar takings on match days plus a small charge for playing and training BUT any hiring out of the ground is for AP,/EM pockets?
It will be difficult to generate revenue if as I suspect use of the ground by others isn't City's revenue.

The lease of the ground will include all bar and catering take I believe.

So I guess that means any revenue from hiring out the 3g pitch goes to the landlords, that has to mean all ground improvements,maintenance and improvement of the parking, entrance way etc etc remains EM and APs whole responsibility, so they can't walk away totally just not have any payrole for the football club, simple really, I mean what could go wrong......

I am pretty sure the maintenance agreement allows 50hrs of usage a week for everything. Having seen Oxfords which is hammered and looks awful you can understand why.
Also a figure of £28k a year maintenance was mentioned when it was installed. Without stating the obvious the more use it gets..........

We really look after ours, as the league tests on it prove, but unless there’s something I’m missing, the maintenance cost is much less than that. The company come out 4 times a year to give it a good spring clean (they suggested twice a year but AP went large) and I believe that’s about £5/600 a pop. We ensure it’s only played on with the correct footwear, which only costs the Claire’s diet of raw meat, and it has to be brushed 3 times a week with Bertha the tractor, which again is free if you can find some fool daft enough to rock up and do it free gratis….

DA not sure where my £28k came from but I’m sure it was AP however your figure is much more acceptable. A 3-4G surface is far from maintenance free as some might think.

Personally I'd be very surprised if that's the arrangement. All the talk is of a lease, which will generally grant you exclusive use of the facility for the period of the lease. The arrangement above would be more akin to a licence to occupy at the times we need it, and I haven't seen any reference to the agreement being a licence. Now it might be all the people are referring to lease as shorthand for said licence, but I doubt it.
There will be terms on who is responsible for what, or to what extent the facilities could be sub-let, and that might have an impact on how much you could rent the pitch out, but I would be fairly confident that if the pitch was rented out the revenue would belong to the club.
